Hey there, my funny people! Do you know what gets me chuckling? Rental agreements! Oh boy, do I love reading through those long, boring contracts. Lucky for all of us, I’ve found some hilarious and informative rental agreement templates that are sure to make you laugh and keep you protected.
The Generic Rental Agreement
Let’s start with the old classic - the generic rental agreement. This one is free and printable, perfect for those of you who are ballin’ on a budget (like myself). But don’t let the word ‘generic’ fool you, this document covers all of the important bases.
It starts off with the usual legal jargon, stating the name of the landlord and the tenant, the property address, and the rental amount. But it’s the section on pets that really gets me going. It states, “no pets of any kind allowed, except for fish.” Wow, what a specific exception!
And then there’s the section on prohibited activities, which includes “climbing on the roof, intentional damage to the property, and practicing witchcraft.” Well, that’s one way to keep your tenants in line!
The Roommate Agreement
Living with roommates can be a blast, but it can also lead to some sticky situations. That’s where the roommate agreement comes in. This one covers everything from cleaning schedules to overnight guests.
But my favorite section is the one that outlines the consequences for not paying rent. According to this agreement, if a roommate is more than 30 days late on their portion of the rent, they have to wear a tutu and sing “I’m a Little Teapot” in front of the entire building. Talk about a motivating consequence!
The Vacation Rental Agreement
Planning a trip and renting a vacation home can be tons of fun, but it’s important to have a solid rental agreement in place to avoid any issues. This agreement covers all of the usual terms, such as payment schedules and check-in/check-out times.
But what sets this rental agreement apart is the section on outdoor activities. It states that guests are not allowed to climb trees, unless they are certified arborists. Well, I guess that rules me out!
The Rent-to-Own Agreement
Looking to eventually own a property, but can’t afford to buy right now? A rent-to-own agreement might be the perfect option for you. This agreement lays out the details of how much of your rent will go towards the purchase price of the property.
My favorite section of this agreement is the one that states what happens if the tenant doesn’t make their payments. According to this agreement, the payment is considered late if it is not made within 10 days of the due date. But if the payment is more than 15 days late, the tenant must perform a karaoke rendition of “I Will Always Love You” by Whitney Houston. Now that’s what I call a late fee!
